Working with Moros

How a project starts, who's on the team, and what to expect across the engagement.

What does Moros Construction specialize in?

Luxury custom homes, whole-house gut renovations, and bespoke renovation work — kitchens, bathrooms, and marble craftsmanship — across Florida. Marble work runs through Moros Marbles, our marble brand, with slab selection, fabrication, and installation handled in-house alongside the rest of the build.

Are you licensed?

Yes. Moros Construction is a State of Florida Certified Builder, license #CBC1265082. We're licensed, insured, and compliant with Florida building codes and the local jurisdictions we work in across Miami-Dade, Broward, and Palm Beach counties.

Do you use subcontractors?

For the vast majority of trades, no. Every core trade on a Moros project is part of our own workforce — framing, concrete, mechanical, electrical, plumbing, millwork, marble, tile, drywall, and finish. The only exception is specialized work that falls outside our licensed scope, where we bring in vetted subcontractors under our direct supervision and license.

What's your team like?

One principal walks every project from day one through handoff — no mid-project handoffs, no rotating points of contact. Behind that principal is our in-house team of 150+ trades. The principal you meet at the consultation is the same person you call about the punch list.

How are budgets controlled?

Estimates are line-item and transparent, revisited at agreed milestones rather than buried in a single bid. Change orders are written and approved before work happens, never after. We share where money is going so trade-offs are made with full information rather than discovered at the end of the project.

What does a Moros engagement look like start to finish?

Three phases — pre-construction (design-build, scheduling, estimating, permits), construction (every trade in-house under one schedule), and post-construction (Certificate of Occupancy, as-built documentation, warranty, punch list). The same principal stays with you the whole time.

How do I start a project?

What areas do you serve?

Miami-Dade, Broward, Palm Beach, Monroe (Florida Keys — Key Largo, Islamorada, Marathon), Collier, and Lee counties. That includes Miami, Coral Gables, Pinecrest, Key Biscayne, Brickell, Miami Beach, Coconut Grove, Bal Harbour, Wynwood, Fort Lauderdale, Boca Raton, West Palm Beach, Palm Beach, Wellington, and the surrounding areas. Do you build in Fort Lauderdale and Broward?

Yes. Fort Lauderdale, the Las Olas Isles, Rio Vista, and the rest of the Broward waterfront corridor are core service areas. Coastal detailing, dock and seawall coordination, and Broward County permitting are part of our routine project process.

Do you build in Palm Beach and Boca Raton?

Yes. We work across Palm Beach County — including the Town of Palm Beach (under ARCOM design review), West Palm Beach (El Cid, Flamingo Park, SoSo), Boca Raton (Royal Palm Yacht & Country Club, Old Floresta, beachfront), and surrounding neighborhoods. Coastal hurricane standards and historic-overlay design review are part of how we plan the project.

Do you handle historic-district projects?

Yes. We've completed projects under Coral Gables HEPB review, Town of Palm Beach ARCOM review, and other historic overlays. The earlier we're engaged in design, the more we can do to integrate the design intent with the historic-district requirements.

Do you build to NOA / hurricane standards?

Yes. For coastal residences in Key Biscayne, Miami Beach, Fort Lauderdale, the barrier islands, and the Palm Beach coast, NOA-rated impact glazing, roofing assemblies, and structural detailing are baseline. We integrate hurricane standards into the architect's design intent from schematic forward, not as a retrofit at the end.

How does Miami-Dade permitting affect a project?

Miami-Dade permitting is its own discipline — review cycles, neighborhood overlays, and historic-district approvals each add steps. We manage the permit set from drawings through Certificate of Occupancy and have established working relationships with the relevant building departments. Permit timeline varies project-to-project; we share the realistic schedule once scope is locked.

Custom homes

What custom-home programs do you take on?

Ground-up custom homes, whole-house gut renovations, hurricane-rated coastal residences, and historic-district projects under HEPB or ARCOM review. The execution differs in every one — we deliver against all of them.

Do you work with our architect, or do you have one?

Both. Many clients come with an architect already engaged; others ask us to recommend one for the project's style, scale, and program. We've worked with the major Florida architecture firms across both contemporary and traditional vocabularies. The earlier we're engaged in design, the more we can do to keep the project on schedule and on budget.

Can we live in the home during construction?

For ground-up builds, no — there's no home to live in yet. For whole-house gut renovations, almost never — the structural and mechanical scope is incompatible with safe occupancy. For partial renovations or specific room programs, sometimes; we plan dust containment, contained access, and core systems carefully when that's the constraint.

Do you handle landscape and pools?

Yes. Landscape and pools are often where the home meets the lot, and we manage them as part of the construction schedule. We work with landscape architects and pool designers regularly, integrating their work with structural, irrigation, and mechanical scope so nothing has to be reopened after handoff.

What's the warranty on a custom home?

Every home we deliver is covered by a warranty package that includes structural, mechanical, and finish components. Specifics vary by project scope; we walk through the warranty document at handoff alongside as-builts, manuals, and care guides for marble, millwork, and finishes.

Marble craftsmanship

Slab selection, bookmatched fabrication, and full-room installation through Moros Marbles, our marble brand.

Where does Moros source marble?

Marble comes to us through our long-standing quarry partners. The bulk of our material is hand-selected on the slab floor — we don't buy from photographs. For project-specific selection, we walk clients through the slab floor in person.

What is bookmatched marble?

Two consecutive slabs cut from the same block are opened like a book so the veining mirrors itself at the seam. Done correctly, the join becomes invisible and the marble reads as a single, larger pattern. It requires careful slab selection, precise layout, and tight install tolerances — all things our team plans before the first cut.

Do you fabricate marble in-house?

Yes. Moros Marbles is our marble brand — fabrication and installation happen under one roof, on one schedule, with one quality standard. Marble itself comes through our long-standing quarry partners. Nothing about the stone work is subcontracted.

How is marble different from quartzite or quartz?

Marble is natural stone with mineral veining and a softer surface — the most expressive material in the category. Quartzite is harder and more acid-resistant but reads more uniform. Engineered quartz is man-made and the most durable, but lacks the depth of natural stone. We work with all three; clients choose marble when the room is meant to feel like a piece of architecture.

Where does marble belong in a luxury home?

Kitchens (countertops, islands, full-height backsplashes), primary bathrooms (showers, vanity tops, slab walls), entry foyers, fireplace surrounds, staircases, and feature walls. Many of our projects have marble running through nearly every public room — and at least a moment of it in every private one.

Can marble work in Miami and Florida climate?

Yes — interior marble is well-suited to Florida climate when sealed and maintained correctly. Exterior installations (pool surrounds, terrace counters, outdoor kitchens) need different substrate detailing, expansion planning, and sealing protocols for UV exposure, salt air, and seasonal humidity. We engineer those differently from interior surfaces.

How do I care for marble surfaces?

pH-neutral stone cleaner only — never vinegar, bleach, or citrus-based products. Daily wipe with microfiber and warm water for kitchen surfaces; weekly pass with a dedicated stone cleaner to maintain the seal. We hand off a written care guide and a maintenance schedule at project handoff. Most kitchens benefit from a re-seal every 12–18 months; bathrooms last longer.

Can I see your marble inventory?

Yes. Our full marble catalog lives at morosmarbles.com. For project-specific selection, we walk clients through the slab floor in person so the choice is made with the room's lighting, scale, and adjacent finishes in mind.

Kitchens & bathrooms

Renovation work — luxury kitchens, primary bathrooms, secondary baths, powder rooms, and full spa programs.

Do you build cabinetry in-house?

Yes. All custom millwork is built in our own shop, CNC-cut, hand-assembled, and dry-fit in a dust-controlled environment before installation. Grain matching, panel alignment, and hardware integration are planned at the cut sheet, not in the field.

Can you integrate marble countertops and backsplashes?

Marble is one of our core specialties. Through Moros Marbles, slab selection, fabrication, and installation are all in-house. Bookmatched islands, full-height slab backsplashes, and waterfall edges are planned alongside the cabinetry so the finished room reads as one piece.

What appliance brands do you work with?

All major luxury appliance brands — Sub-Zero, Wolf, Miele, Gaggenau, Thermador, La Cornue, BlueStar, and others. Cabinetry is engineered around the specific units selected, so panels, ventilation, and clearances are correct from day one.

What fixture brands do you work with for bathrooms?

Waterworks, Lefroy Brooks, Dornbracht, Kallista, THG, Watermark, and other major luxury fixture brands. Vanities and mechanical rough-ins are engineered around the specific fixtures selected.

Can the renovation happen while we live in the home?

Often, yes — especially for secondary bathrooms or contained kitchen scope. For primary-suite or whole-house work, clients often relocate temporarily; we plan around either scenario, with dust containment and contained access throughout. We'll talk through the realistic option when we scope the project.

Can you build wet rooms and spa suites?

Yes. Wet rooms — where the entire bathroom is the water zone, with no shower door — and full spa programs (steam, sauna, plunge tubs, lounge zones) are part of our routine bathroom scope. Substrate engineering, waterproofing, ventilation, and mechanical are planned in advance so nothing is reactive on site.

Can you do small renovations?

We focus on luxury custom-grade work — that's where our in-house cabinetry shop and Moros Marbles fabrication are an advantage. For clients who want furniture-grade millwork, integrated marble, and full mechanical re-engineering, we're built for that. We're not the right fit for production-level kitchen or bath refreshes.

How much does marble work cost?

Marble through Moros Marbles is priced as a turnkey package — selection, fabrication, installation, sealing — so there are no surprise add-ons after the slab is on the floor.

How long does a custom home take to build?

It varies per project. Schedules are shaped by size, finish complexity, structural systems, neighborhood permitting, and how much pre-construction planning happened before breaking ground. We give every client a project-specific schedule once the design is locked and trades are scoped — and we hold to it.

How long does a kitchen or bathroom remodel take?

Why don't you publish price ranges or duration estimates?

Because for high-end custom work, every number is misleading without project context. A 7,000 sq ft Pinecrest estate, a Brickell penthouse gut renovation, and a Palm Beach historic-overlay home are three completely different project economics — and any range we published would be too wide to be useful or too narrow to be honest. We share project-specific estimates as soon as we understand the scope.
